Exit Strategy
After you find a real estate deal and get it locked up as part of your real estate investing activities you may have a decision to make of whether to keep the deal for yourself or make some cash by selling the deal. Often, we refer to the concept of what you will do with the deal after you "find It and lock it up" as the Exit Strategy. In most cases the exit strategy should be a consideration as you decide to lock up the deal. Sometimes more than one exit strategy can be helpful. The better the real estate deal that you locked up, the more options you will have as part of your exit strategy for a deal.
Marketing the Deal
There are many links that were provided that you may utilize as you attempt to market the deal. A key to selling any deal is to have a prebuilt buyer´s list so when you find and lock up a deal there are a number of buyers that may have an interest in the deal; that you acquired. In some cases if you locked up a lease option, you could create a sandwich lease option and locate what Greg Murphy has called a Tenant Buyer. In other cases you may have investment buyers that you may be able to do a quick assignment of contract. The more ways you can market a property, the more potential buyers you may attract that have an interest in buying your property.
